Renting in Dubai: Renting a new home in Dubai can be an exciting yet daunting experience. With a vast array of properties and neighbourhoods to choose from, it’s easy to get overwhelmed. To help you make informed decisions, we spoke to property expert Alec Smith, Head of Sales and Leasing at Savills Middle East, to uncover the essential questions you should be asking your estate agent.

Renting in Dubai

Question 1: Can I See the Property During Rush Hour?

While it may seem unconventional, requesting a viewing during peak traffic times can provide invaluable insights into your potential daily commute. As Alec Smith points out, “Ask to view the properties during peak rush hour traffic, to make sure that the ‘10-minute commute’ doesn’t have a 45-minute delay at 5pm when everyone is on the road trying to get home.”

Experiencing the traffic firsthand will help you gauge the reality of your commute and determine if the location aligns with your lifestyle and tolerance for congestion.

Question 2: What Are the Average Utility Costs for Renting in Dubai?

Rent isn’t the only expense to consider when renting in Dubai. Utilities such as electricity, water, internet, and air conditioning can significantly impact your monthly budget. To avoid surprises, ask your estate agent about the average cost of these bills for the property you’re interested in.

“Ask for the average cost of additional bills, including DEWA (Dubai Electricity and Water Authority), internet and AC/chiller cost,” advises Smith. “In Dubai, especially in the summer, additional costs can really add up.” By understanding these expenses upfront, you can better plan your finances and avoid unexpected financial burdens.

Question 3: What Were the Recent Rental Transactions for Similar Properties?

Dubai’s real estate market is dynamic, with rental prices fluctuating over time. To ensure you’re getting a fair deal, it’s essential to research recent rental transactions for similar properties in the area.

“Ask for recent rental transactions to make sure you are not overpaying,” says Smith. “The Dubai real estate market has been on an upswing, and it can be hard to navigate as a newcomer.” By comparing rental prices for similar units, you can gain a better understanding of the market value and avoid paying more than necessary.

Additional Tips for Renting in Dubai

  • Do Your Research: Explore different neighborhoods to find one that suits your lifestyle and preferences. Consider factors such as proximity to work, schools, amenities, and transportation options.
  • Set a Budget: Determine your rental budget upfront and stick to it. This will help you narrow down your search and avoid impulsive decisions.
  • Read the Contract Carefully: Before signing a lease, thoroughly review the terms and conditions. Pay attention to clauses related to maintenance, deposits, and early termination.
  • Ask for References: If possible, speak to previous tenants of the property to get firsthand insights into the landlord or property management company.

By asking the right questions and conducting thorough research, you can increase your chances of finding the perfect rental property in Dubai. Remember, patience and persistence are key for successful renting in Dubai.
